The Banyan Bed and Breakfast has 7 individual cottages and suites.  Under the Historic Plantation House roof is one of the cottages (Plumeria) and all 3 of the suites; it can be rented as a 2, 3 or 4 bedroom house.  Each cottage and suite has it's own entrance, private bathroom and kitchenette.  Each kitchenette has a granite counter with under mount sink and includes a small refrigerator, microwave oven, toaster and coffee maker with fresh ground coffee, teas, hot cocoa etc. Breakfast is served every morning to guests of the suites and cottages, but is not included with plantation house or entire property rental.

 Please Note:
* Rates subject to a 20% upcharge during the holiday season, Dec. 20th through Jan. 4th.
*   Breakfast is served to all guests of our cottages and suites at no charge.
*   Breakfast is not included when the house, or house plus cottages, is rented.
*   A 13.42% state hotel room and excise tax will be added to the above rates. 
*   Rates are based on 2 person occupancy, extra guests will be charged an additional $30/ per adult per night.
*  Children under 12 but over 2 will be charged only $15 per night.
* Children 2 and under are free.
*   Our check in time is 3:00 P.M. and our check out time is 11:00 A.M.
*   Plantation House end of stay cleaning fee is $300.
*   Plantation House with another cottage, end of stay cleaning fee is $330.
*   Entire estate end of stay cleaning fee is $400.
*   All cottages (except Sue's), when not rented as part of the entire estate, will be charged an end of stay cleaning fee of $30.
Sue's Cottage end of stay cleaning fee is $40.
*   Payment may be made by credit card, PayPal or personal check.
*   Everyone is welcome at The Banyan Tree House.  We love Kids!

Cancellations:
More than 120 days before reservation date, refund is subject to a 15% charge.
Less than 120 days before reservation date, refund is subject to an 85% charge
if room is not rebooked.
